The House Is the Smallest Part of This.

A lot of agents hand you a key and you never hear from them again.

Here's what working with me includes.

Your advisory team, put together and kept coordinated.

I'll directly connect you with my team which includes senior tax and incentives counsel, including a law firm that co-authored the incentive legislation, along with CPAs, trust and estate attorneys, wealth managers and insurance specialists. While you still keep your team stateside, you're going to need one here as well.

Every one of them is independent, you pay them directly, and I take no referral fees from any of them.

Filing for Act 60 is not a tax strategy.

Your business and the way your entities are set up need individual work from those professionals, and my job is to keep them coordinated and make sure every decision on the property fits the plan they build with you, right down to how you hold title.

Home you won't find on market.

Not even half the agents here use the MLS, none of the homes have lockboxes, and the listing agent has to be at every showing, so finding the right homes takes personal hustle.

I call, text and email a network of about 20 agents to find the off-market and pocket listings, and I only show you the ones that fit what you told me, because the MLS only shows you a snapshot of what's available here. Some of my clients I have on the island value privacy so the properties you won't find on market or from other agents come directly from my network giving you more opportunity to find the perfect home.

You're buying a community.

Moving here for the tax incentives is a no brainer, but what decides whether you're happy here is who you have around you, and that's where I spend a lot of my time.

Since I made the move in 2021, I've built the relationships and the groups that let me plug you in from the day you land.

For starters, we do Guys Dinner Group, a monthly dinner with over 200 entrepreneurs and business owners who moved here for the same reasons you're looking at, so you're sitting at a table with ultra-high-net-worth individuals who've already been through the move you're about to make.

On the business side, there's the Dorado AI Group, a circle of extremely credible people who are way ahead of the curve and pioneering how AI gets used in business. There's also a crypto and trading group. If you have dogs, Dogs of Dorado is one of the easiest ways to meet your neighbors during your first few weeks here.

If you golf, play pickleball, love wine or do yoga, I will be able to seamlessly connect you into those communities.

Moving a family anywhere isn't always a smooth transition. The good news is Dorado Beach delivers an incredible, active lifestyle tailored for raising kids, where life revolves around outdoors, fitness, and ocean living. Younger children enjoy dedicated pool complexes, play areas, and engaging Kids Club programs, while older students dive into nature adventures, athletics, and youth clubs. Teenagers stay active playing tennis, pickleball, golf, or taking to the water, complemented by competitive sports and extracurriculars through elite private institutions like TASIS Dorado and Dorado Academy. Between top-tier academic hubs, local recreation leagues, and resort gatherings, building genuine connections for parents and kids comes naturally. It remains an ideal haven for families craving a vibrant island routine.

Everybody who comes here leaves something behind, family, relationships, a business back home, so the people who arrived a year or two before you remember what being new felt like, and they welcome you right away.

It's sort of like being a freshman in college again.

I'll also handle the practical side of settling in, like your driver's license, local banking and getting your utilities hooked up.

I did all of it myself, and nobody told me how annoying it would be, so I'll make sure that process is smooth for you.

One Date That Changes Your Whole Tax Picture.

Here's how it works. Act 60 is the law, and your tax benefits come from the grant the government issues you once your Act 60 application is filed and approved, which is what locks in your rates.

Under Act 38-2026, the rules split in two. If you file your Act 60 application by December 31, 2026, you keep the prior 0% rate on capital gains through 2035. If you file on January 1, 2027 or later, you get 4% through 2055, plus a new requirement that you haven't lived here in the prior six years.

Filing your application is also not the same as being a resident. Residency is its own test, made up of the 183 days, your closer connection, and where your tax home is, and buying a house on its own qualifies you for nothing. That's why the team matters, and it's the first thing we'll map out on your call.

FAQ

What about my family? Can we live well in Puerto Rico?

Dorado Beach offers a great community for kids.

Moving a teenager or a family anywhere is always going to be tough, but in Dorado you have a very tight-knit gated community, with security patrols, where your kids can ride their bikes, spend the day at the beach, play golf, and go to schools like TASIS Dorado and Dorado Academy with US-based curriculums.

They'll grow up around other families who made the same move you're making, and I'll connect you with those families from day one.

Do I have to be on the island 183 days a year?

You do need to live here 183 days out of the year, but they don't have to be consecutive, they just have to add up to 183.

Most of my clients come January through May to get most of their days in, and when they travel over the summer they just can't spend more than 90 days in the US, plus you get 30 days abroad.

I'll walk you through how my clients plan their year so it works with your business and your family.

Why not just use a local agent?

Most local agents were born and raised here and have never made this move themselves.

They can open the door to a house, but they don't have the contacts and connections I've built and established here since making the move myself: the CPAs, attorneys and wealth managers who work with Act 60 clients, and the groups I can connect you into that match your interests, what you want out of this move, and the way you work and live.

What happens after our discovery call?

If we both feel it's the right fit, I send over my Letter of Engagement.

It lays out my services and my 3% fee, and once it's signed it secures us working together, with me as your realtor down here giving you my full time and attention, from finding exactly what you're looking for in your new home to introducing you to the community and connecting you with my network of people who made the same move you're making.

After it's signed, I send you an intake form so I understand what you're looking for, your interests, your wants and needs, and everything that will make this move as close to perfect as it can be.

Come See Dorado Beach the Right Way.

It starts with a discovery call, where I get to know you, your family and what you want this move to look like.

If we decide to work together, you stay at the Ritz-Carlton Reserve here in Dorado Beach, and I pick you up from the hotel and spend two days showing you around.

By the end of it, you'll know.
